The existing property owner planned to demolish the existing buildings and rezone the entire 15-acre site town home redevelopment.  2HSQ proposed instead to convert the existing office buildings to independent living, add an Assisted Living pad site, and use the remaining surface parking for the Seller’s townhomes.  By re-thinking the site as an adaptive reuse project with additional density, 2HSQ cut rezoning time by 50%, reduced transportation load by 30%, obtained critical fee in lieu payments for inclusionary zoning,  enabled Fairfax County’s first adaptive reuse office to Independent Living Community at a fraction of the cost and time associated with ground-up Type-1 new construction all while increasing the seller’s land value by over $30M.
